The site for development is situated at the intersection of Walkers Road and Olympic Way. Neighboring properties include single and multi-family properties, a car dealership, and commercial properties including a fast-food restaurant and a coffee shop. The site is also in close proximity to several schools including John Gray High School, Cayman Prep and High School and St. Ignatius Catholic School.
The site benefits from good access with the main road (Walkers Road) being a main route from town, and a large open area that will make delivery and movement of materials unconstrained.

Further to the above, the development will include a car park with 160 car parking spaces. There will also be both hard and soft landscaping, however the scope of which is still to be determined.
The building structure is assumed to be based on a reinforced concrete pad foundation with a mixture between concrete or steel elements within the frame. The external envelope is made up of either reinforced concrete shear walls or a lightweight steel frame system with a mixture of timber baton and rendered façade. There is also a flat roof system with covered walkways along the front elevation.
One of the key considerations for the scheme is the MEP design for the storage facility, in particular the climate control. Sprinklers are not suitable for the function of the building, as its purpose is to keep possessions safe, dry and secure. The fire strategy is therefore of significant importance.
